Under the Survey Act (Cap 299 of the Laws of Kenya), only a Licensed Land Surveyor holding a valid Annual Practicing Certificate issued by the Land Surveyors’ Board (such as Denis Atumba Ochora, License No. 312) has the legal authority to place official beacons, execute subdivisions, and sign statutory Mutation Forms (FRs) for submission to the Director of Surveys. Work done by unqualified practitioners is illegal and cannot be processed for title deed issuance.

The standard process involves: 1) Title search at the land registry; 2) Topographical & boundary survey by our licensed team; 3) Preparation of a Subdivision Advisory Scheme Plan; 4) Approval by the County Physical Planning Directorate (Form PPA 1 & PPA 2 under PLUPA 2019); 5) Land Control Board (LCB) consent; 6) Field beaconing and preparation of mutation forms; 7) Submission to Survey of Kenya for approval and issuance of new Registry Index Maps (RIM); 8) Lodgment at Land Registry for issuance of individual title deeds.

When government infrastructure projects (roads, railways, power lines) traverse private land, statutory compensation is guaranteed by the Constitution of Kenya and Land Act. Our registered valuers inspect the parcel, quantify the value of the land, improvements (buildings, fences, crops, boreholes), and disturbance allowance (15% statutory premium). We prepare a formal Valuation Claim Report to ensure you receive fair, market-rate compensation.

A Cadastral Survey establishes legal boundaries, beacons, and ownership limits to process title deeds under the Survey Act. A Topographical Survey measures elevations, contours, ground levels, trees, existing buildings, and utilities to provide architects, civil engineers, and landscape designers with accurate 3D site data for construction and drainage planning.

Change of user (e.g. from Agricultural to Commercial or Residential) requires: 1) A Comprehensive Planning Brief prepared by our Registered Physical Planner; 2) Newspaper public notices (2 national dailies); 3) On-site public notice board; 4) County physical planning committee review; 5) Environmental Impact Assessment (EIA) license from NEMA.
